Beryl Gosney (aka Beryl Gosney & Associates), hereafter referred to as site owner, is a leading agent on internet with Preview Properties Inc. and founder, owner, and manager of the online entity known as ISREP, the International Society of Real Estate Professionals.

As the site owner, sponsor, and host of the websites noted above, hereafter referred to as "website", reserves the right to update the TOU at any time without notice to you. DESCRIPTION OF SERVICES.

This website, www.ISREP.org, was designed for the expressed and continuing personal and business use of real estate professionals worldwide (real estate agents, appraisers, inspectors, lenders, title, registration, and escrow company officials), who are or intend to become members of the ISREP organization.

This website is also made available to the general public who consider themselves bonafide buyers or sellers of real estate and wish to make contact with industry professionals affiliated with this web site, for the purpose of conducting a real estate query, acquire real estate products or services such as home searches, property listings, market analysis, home evaluations etc.

Consumers who already have an agent, lender, or home inspector representing them, (and the professional is not a member of ISREP) are asked not to seek the services of any other member on this website. Doing so, when you already have a business relationship with someone else in the industry, would not be ethical nor an acceptable industry practice. Asking an industry professional to take of their time to perform a service for you, at their own expense in time and money, when in fact you already have a representative capable of performing these same services, who you are committed to, and yet leaves a member of this site with the impression you intend to work with them, is an act of dishonesty and fraud, and will not be be tolerated.

Thus, we provided all sorts of free services to the general public, in good faith, and work overtime being loyal to those who seek our services in a honest and meaningful way. In return, all we ask is for consumers to be loyal to those who provide those services, and respect their time and business concerns just as they are expected to show their loyalty and perform world class services on your behalf.

While the site owner recognizes the features on this site are beneficial to anyone buying or selling real estate, those who use the site by misrepresenting their intent of becoming a client of a member of this society website, must first recognize they are registering (if you do) under fraudulent pretenses, and secondly, that maintenance of this site costs the society and the site owner considerable time and money, and, it is the business derived from honest and loyal users that defray the costs incurred by the society and the site owner.

ISREP, reserves the right to authorize its legal team to pursue any illegals acts, not limited to, fraud, abuse, harassement, copyright infringe, etc, brought against ISREP or its ownership, with the intent to prosecute and obtain full restitution and/or full damages, including all legal expenses, and accumulated interest from the established date of the offense(s), as the result of such activity of the offender.

PERSONAL AND NON-COMMERCIAL USE LIMITATION.

Unless otherwise specified, the Services are for your personal and non-commercial use. You may not modify, copy, distribute, transmit, display, perform, reproduce, publish, license, create derivative works from, transfer, or sell any information, software, products or services obtained from the content shown on this website nor shall you derive any commercial monetary benefits from the unique services provided herewith without being in violation of copyright laws and this terms of use agreement.

NO UNLAWFUL OR PROHIBITED USE.

Registering to the website using invalid information (not your real name, not your real phone number, using the name or phone number of someone else, are all fraudulent actions and are subject to legal action. By providing a telephone number and/or email address, both members and consumers give express permission for ISREP, ISREP members, Beryl Gosney and, his daily working associates (office personnel or other ISREP associates and affiliates) to call you or email you, even if your phone number is on a state or national "Do Not Call" list.

Emails sent you are sent most often by a member of the society who you have previous contacted, and less often by the society or this website itself.

If you do not wish to receive emails from the society, or any of its members, you are requested to send us an email to unsubscribe@isrep.org and to the email address of the society member you had previously contacted. us.

You agree you will take personal responsibility to unsubscribe from our mailing list should you not want to receive any future email communications.

You agree that "unsubscribing" from our email list only removes you from a members independent marketing system BUT MAY NOT cease automatic emailing of property listings from that member.

If you require future promotional and educational emails to cease, in addition you wish property listings to no longer to be sent either, than you are responsible for informing the member explicitly, directly, and in writing.

You agree, if you wish to curtail the receipt of automated property listings, you will request deletion of property watch listings yourself and take action to delete this service. Do not expect anyone but yourself to unsubscribe you.

This website is a wealth of real estate and lending information and periodic emails are sent to provide you guidance on how to strengthen your odds for acquire a home of choice, a loan you are comfortable with, and how to avoid the pitfalls of being rejected by a seller or a loan officer.

All emails are sent with an "unsubscribe" option at the bottom which will be taken for action by the site owner, the service provider or their respective staffs.

Under no circumstances do we want clients to use this website if they don't appreciate the services it provides, nor the time and money that is saved by working with the site owner and the resources provided. We encourage only positive and successful working relationships and prefer to severe relations in those which don't meet this criteria.

FEE FOR SERVICES.

Users of this site, who violate this terms of service agreement, may be charged, at the discretion of the site owner, a fee up to ten cents per property listing, including, but not limited to, all property listings made available for viewing as the result of a Realty Watcher search that is emailed to the user, or for those property listings that result from a property search conducted by the user, from the date of orignally registering for site access, thru to the date of terminating site access to the user. Failure to pay fees within 10 days of being billed, will result in the user also incurring the reimbursement of costs to the site owner, for collection of said debt, including, but not limited to any legal fees or court costs, past due charges, late fees, and accumulated monthly interest on the any unpaid balance owed.

Any fees billed user, not paid within the 10 day grace period, will be assessed a late fee of $35 and 2% per monthly interest charge on the unpaid balance. ;

Funds collected will first be used by site owner to defray legal fees and collection costs incurred to reach final settlement. Monies over and above the legal and collection fees, will be donated to a local charity of the site owners choice within 3 months of final settlement.

USE OF SERVICES

The Services may contain e-mail services, flyer services, website services for FSBO and other sellers, bulletin board services, chat areas, news groups, forums, communities, personal web pages, calendars, photo's, information libraries, albums, file cabinets and/or other message or communication facilities designed to enable you to gain addition knowledge in your quest to buy or sell real estate. You agree to use the Communication Services only to post, send and receive messages and material that are proper and, when applicable, related to the particular Communication Service. By way of example, and not as a limitation, you agree that when using the Communication Services, you will not:

Use the Communication Services in connection with surveys, contests, pyramid schemes, chain letters, junk email, spamming or any duplicative or unsolicited messages (commercial or otherwise).

Defame, abuse, harass, stalk, threaten or otherwise violate the legal rights (such as rights of privacy and publicity) of others.
